Below is the information on things the tenant needs to take into account before moving in, during the tenancy period and at moving out.

Viewings

At HCC, we prefer to take all potential tenants on viewings, and we are flexible due to our opening hours. This guide for tenants around the property is important for a personal touch.

Negotiation

As soon as we receive an offer we will notify you. Any special conditions of the offer, for example frequency of rent payments or move in date will be discussed.

Accepting an Offer

Once negotiations have reached a positive conclusion and you are happy to accept an offer, we will ask for relevant documents from you and we prepare a file for you.

Signing Tenancy Contracts

Once the tenancy contract signed by both landlord and tenant, each will receive a copy with the real estate agent retaining a copy for filing purposes and rental cheques are handed over to the landlord.

As HCC, we may wish to check the tenant into a property, hand over the keys,  talking the tenant through where everything is in order to start the tenancy off on a positive note.

Letting Guide (Step by Step)

Step 1: Accurate valuation

Your aim should be to let your property at the best possible price in the shortest possible time. This is why we consistently achieve the asking price across all our clients’ properties.

Step 2: Selecting an Estate Agent

When choosing a letting agent consider their opening hours, when they will be available to conduct viewings, their high street presence and what kind of marketing your property will receive. These are critical to obtaining the maximum rental value for your property.

Step 3: Consider Property Management

Property Management can be the key to reaping maximum rental returns on your property. Many tenants insist on renting managed properties and are often prepared to pay a premium for this.

Step 4: Presenting your property

First impressions count, making the presentation of your property critical to a successful let. Consider addressing any repair jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to de-clutter to make rooms appear larger.
HCC team will then take photographs and write comprehensive property descriptions, all in just one visit.

Step 5: Preparing your Property for Tenancy

Before you let your property for the first time you must consider obtaining a professional and comprehensive inventory. This will set out the condition and contents of the property. HCC can carry out an inventory on your behalf.

Step 6: Marketing your Property

Step 7: Accompanied Viewing

Step 8: Receiving of Offer

As soon as an offer is received we will contact you to communicate full details of an offer along with any special conditions to help you decide whether or not to accept.

Step 9: Offer Agreed

Once you accept an offer we will do the following, regardless of whether your property is managed:

  • Obtain references from the tenants
  • Arrange signing of Tenancy Agreement
  • Collect moving-in payment (rent + deposit)
  • Carry out check-in and inventory (if instructed)

Step 10: Completion

Upon completion, keys will be released to the tenant on moving-in day.
For managed properties, we will provide the tenant with contact details of their dedicated Property Manager.
